The house rules in our buildings are intended to guarantee peaceful and orderly coexistence. You can find the complete house rules here.

As a rule, the times between 1 p.m. and 3 p.m. and from 10 p.m. to 7 a.m., as well as all day on Sundays and public holidays, are considered quiet times. Music systems, radios and televisions should not be too loud, especially at these times. Disturbing noises, slamming doors, noisy running up and down stairs and activities that cause the house to shake or that disturb other residents with the noise and disrupt the peace and quiet of the home should be avoided.

The most common reason for disagreements in the neighborhood is party noise. If there is a party on the balcony or terrace, it must be quiet after 10 p.m. If there are frequent disturbances and even a friendly conversation does not help, please contact us. There are usually marked containers in your residential complex for waste separation. Packaging made of metal, plastic or composite material with the Green Dot belongs in the yellow bin or yellow bag. Garbage such as fruit scraps, coffee filters, tea bags, leaves or eggshells can be disposed of in the brown organic waste bin. The black bin is for other waste that cannot be recycled. This includes hairbrushes, disposable razors, candles, ballpoint pens or file folders. The blue paper bin is for wrapping paper, egg cartons, tissues or newspapers. Please dispose of glass packaging in glass containers - separated into white, brown and green glass - in designated collection containers outside your residential complex.

Cleaning products, batteries or thermometers are considered hazardous waste. They can be handed in to the hazardous waste collection point, bulky waste collection point and recycling center. If you want to dispose of furniture or other larger items, please use the bulky waste service or go to a BSR recycling center. The addresses and opening times can be found at www.bsr.de.

Any garbage that is generated should be placed in the garbage containers provided. If the appropriate containers are set up, the garbage should be sorted and disposed of in a way that is appropriate for recycling. Separating garbage reduces operating costs, as disposing of sorted garbage is cheaper than disposing of unsorted garbage. Garbage areas should be kept clean to prevent rats and vermin from settling there. It is not permitted to leave bulky waste in garbage areas, in the basement corridors or other places on the property. Garbage disposal systems may not be used between 8 p.m. and 7 a.m. Garbage must be placed in the disposal system in closed bags. Glowing objects (cigarette butts, etc.) may not be thrown into the garbage disposal systems for fire safety reasons.

Green spaces are not football pitches, and sidewalks are not roads for bicycles, mopeds, motorcycles and cars. However, children up to ten years of age are allowed to play on the sidewalks with their bikes. Quiet times must also be observed on playgrounds and football pitches.

Please make sure that washing and drying your laundry does not cause any damage to the apartment - such as mold or water damage on floors or walls. If possible, use your balcony, the laundry areas in the yard or the drying rooms in your house.

Please leave strollers, wheelchairs and walkers in the designated common areas. If such common areas are not available, the entrance area can also be used, provided the path remains accessible to all neighbors and visitors. For safety reasons, the use of the landings is not permitted. Bicycles do not belong in the entrance area, hallways or stairwells. To ensure that all escape routes are accessible in the event of a fire, hallways, stairwells and common areas must be clear and unobstructed.

Bicycles, mopeds and motorcycles are not permitted to be stored; bicycles must be carried up the stairs and in the hallways, not ridden. Strollers, wheelchairs and walkers must always be stored in the appropriate common areas. If there are no dedicated common areas, strollers, wheelchairs and walkers must be placed in the entrance area of the building in such a way that their intended purpose is not unreasonably restricted. However, the tenant is liable for any personal injury or damage to property that may occur, and he also bears the risk that results from leaving them there. For fire safety reasons, escape routes must not be blocked; leaving strollers, wheelchairs and walkers on landings is not permitted. Doormats must not be placed in the hallway, but behind the apartment door.

The elevator regulations must be observed. Elevators must be used properly and not overloaded. If the elevator is suitable for transporting furniture, the tenant must inform the caretaker before the planned transport.

Sufficient ventilation and correct heating - both are particularly important in winter - are prerequisites for a pleasant indoor climate. Correct ventilation, ie opening the window wide several times a day for a short time - ten to fifteen minutes - prevents an excessive increase in humidity and thus the formation of mold on the outside walls. Please note the information on correct heating and ventilation on our website. Blankets, carpets, etc. must not be shaken out of the window. Beds should be laid out inside in front of the window to air them. They must not be hung out of the window.

Loggias and balconies, winter gardens and the existing full thermal insulation of the facade may not be drilled into or pasted over. Windows may not be drilled into. No changes may be made to the color scheme by painting or wallpapering. Flower boxes may not be installed on glazed loggias. Attaching slats, roller blinds or other curtains and pasting on the loggia glazing is not permitted. Curtains may only be attached to the device already integrated in the glazing construction (curtain rail). The external visual appearance of the frameless glazing may not be changed. Barbecuing with electric grills is generally possible to the usual extent, although the interests of the co-tenants must be taken into account. For fire safety reasons, the use of gas or charcoal grills is not permitted.

If you want to have a barbecue on your balcony with your family or friends, please only use an electric grill and talk to your neighbors beforehand. Otherwise, you may feel bothered by smoke and smells. The use of a grill is only permitted in the open spaces around your apartment if there are designated areas for it.

Smoking or carrying open flames (candles, oil lamps, etc.) is prohibited on floors, in cellars and in stairwells. Easily flammable and combustible materials may not be stored in storage rooms outside the apartments. In severe frosts, there is a risk that water pipes will freeze and burst pipes as a result. All rooms containing water pipes must be sufficiently heated. The tenant acknowledges that the house rules are binding on him. A violation of the house rules is a use of the rental property in breach of contract. In serious cases, the landlord can terminate the contract without observing a period of notice after a warning has been issued without success. The tenant is liable for all damages incurred by the landlord as a result of violation or non-compliance with the house rules and non-fulfillment of the reporting obligations. The landlord may make changes and additions to the house rules.

If you are away for more than 14 days, the lack of water exchange in the water pipes may lead to deposits. We would therefore recommend that you briefly turn on the taps when you return to flush the pipes.

Garbage, ash, rags, cat litter, feminine hygiene products, paint and food scraps, etc. do not belong in the sink or toilet. The drains must be cleaned regularly to prevent blockages. In most cases, the person responsible for blockages can be identified later and is charged with the costs of removing these blockages and their consequences.

The installation of washing machines and dishwashers may only be carried out by a specialist. An aqua stop must always be fitted. Built-in appliances must also be installed electrically by a specialist. The operating instructions must be followed exactly. The installation of recirculation hoods is permitted in kitchens, but not extractor hoods. It is forbidden to connect these to the ventilation systems.

All keys must be returned to the landlord when moving out. No additional keys may be made without written permission. If the landlord does not receive all keys back when moving out, he reserves the right to replace all locks that can be opened with these keys at the expense of the departing tenant. House and cellar doors must be kept closed at all times.
