Which houses are currently affected by the modernization?
First, the houses at Michael-Bohnen-Ring 12-16 in the High-Deck-Siedlung district will be modernized.
How long will the modernization work in my apartment take?
The pipe renovation will take approximately four weeks, and please allow about five days for the window replacement. You will be informed of the exact dates in due course.
Can I not be there during the day and leave the apartment key with my neighbor?
Yes, that's possible – provided your neighbor ensures access. Alternatively, the key can be left with security. A signed waiver of liability is required for this.
Can the timing of the work in my apartment be postponed?
Unfortunately, this is not possible during riser pipe renovations, as several apartments on the same pipe run are being worked on simultaneously. For window work, arrangements can be made on a case-by-case basis.
How can I access my apartment during the construction period if there is scaffolding or construction fences?
The upper entrances to the buildings remain accessible. The lower entrances are temporarily closed due to construction equipment.
Who is my contact person during the construction period?
Please contact your HOWOGE service team. Additionally, there are tenant consultation hours with the local construction management.
Are there regular updates or tenant meetings?
There will be an initial tenants' meeting. In addition, regular tenant consultation hours will be held at the construction office. Dates will be announced by notice board or letter.
Working in the apartment
What will happen to my kitchen or bathroom during the work?
Kitchen furniture will be dismantled and stored by a professional company. Everything will be reassembled after the construction and painting work is completed. Please remove any personal belongings beforehand.
How long will I be unable to use my kitchen?
The kitchen will be only partially usable for about four days and will be fully restored after about two weeks.
How long will I be without water and sewage?
The sanitary facilities are usually unavailable for two to three days. During this time, portable toilets are available in front of the building.
Will my heating or hot water supply be interrupted?
The heating system will remain operational. Hot water will be unavailable for approximately one week during the pipework renovation.
Are there toilets and showers available during the construction period?
Yes. Sanitary containers with toilets, showers, and sinks are available on the property. Additionally, a toilet in a vacant apartment on the same floor can be used.
Is a bathroom that has already been renovated being renovated again?
Yes. Shaft walls and pipes will be renewed, and sanitary fixtures will be replaced. Bathrooms that are already tiled will not be retiled.
Do I have to remove my satellite dish, air conditioners, or nesting boxes?
Yes, all items mounted on the facade or balcony must be removed for the duration of the construction work.
Do I need to empty my basement?
Yes, during the work on the sewage pipes. HOWOGE will provide containers for this period.
Living & everyday life during the construction period
Can I stay in my apartment during the work?
Yes, that's generally possible. The water will be shut off for the first few days; the toilet can be used provisionally from the fourth day. The sanitary facilities will be unavailable for approximately three days. The kitchen can be used again after about a week.
I work during the day – is that a problem?
No. Please ensure that tradespeople have access to the apartment (e.g., by leaving a key with a neighbor or security guard). Please lock away your valuables.
How loud will it be during the modernization?
Unfortunately, construction noise is unavoidable during the work.
Is there a contact point for tenants during the construction period?
Yes, the construction office holds regular tenant consultation hours. You can ask questions or clarify concerns there.
Living comfort & use after modernization
Will the floor plan and room layout remain the same?
Yes.
Can I specify my preferences regarding the furnishings (e.g., tile color, electrical outlet placement)?
No, the work is being carried out according to a uniform modernization standard.
Am I allowed to make my own changes after the modernization (e.g., new flooring)?
Please discuss any planned changes with the service team on a case-by-case basis.
What advantages will I have after the modernization?

Special life situations
I am older or have physical limitations – will I receive support?
Yes, please contact the service team. A suitable solution will be found in consultation with our social management team.
I have small children – how is their safety ensured?
The construction site is secured, but parents should still keep their children away from the construction area.
I work from home – should I expect noise?
Yes, it can get noisy at times during the work. Unfortunately, that can't be avoided.
I have pets – what should I be aware of?
Please ensure that your animals are kept safe and stress-free during the work.
I am ill or have care at home – what can I do?
Please inform the service team as soon as possible. Together with our social management team, an individual solution will be found.

What materials are used – are they environmentally friendly?
Yes, all materials comply with applicable environmental and safety standards.
How much energy will the modernization save?
That depends on individual consumption. The renovation will create significantly better conditions for energy efficiency.
