Location

Eichbuschallee 51, 53 and 55 are the addresses of the young people – such as students and apprentices – living here in the heart of Berlin-Plänterwald, in the Treptow-Köpenick district. The residential area offers local recreation facilities and proximity to the city centre, including two supermarkets and a bakery right next-door. It is just 2 stops on the S-Bahn (suburban railway) to the Ostkreuz transport hub. Hip pubs and clubs in Kreuzberg and Neukölln, along with cinemas and leisure complexes, are easily reached by bike.

Construction process

The first section of the innovative residential complex’s construction was created by a Berlin investor out of real shipping containers on an approx. 11,000-sq-m site and run purely as a student residential complex (“EBA51”).

On 1 January 2017, HOWOGE took over this unique complex and also purchased the second construction section, which will be ready for occupancy upon completion, from a project developer.

 

To accentuate the internationality of the residents, who come to Berlin from all different countries to work or study, the three wings will be called “Frankie, Johnny & Nelly”. “Nelly” and part of “Johnny” are already complete.

All apartments are furnished, and are leased out at a flat rate incl. additional costs, electricity and wireless Internet access. There are 86 single apartments, each approx. 26 sq m, and 23 double apartments, spanning around 52 sq m, which are made out of prefabricated modules and “40-foot-high cubic shipping containers” with external dimensions of 12.19 m x 2.45 m x 2.90 m, and which have been modularly combined into two four-storey buildings.

 

Another 244 single, 12 double and 8 mini-double apartments (approx. 30.5 sq m) are being built in container size, but with classic modular structure, between February 2017 and March 2018. The three wings are accessed through external staircases at the front, terraces and arcades which are interconnected by bridging elements. This creates an interesting interplay between the architecture and surrounds. The apartment, balcony and public thoroughfares transition into one another, encouraging communication between residents.

Sustainability

The Eichbuschallee 51-55 project is being developed in a building which reflects the flexible zeitgeist of its young residents in a low-cost, long-lasting, low-maintenance and visually unique manner. All major construction standards have been met, and often exceeded.

The design chosen distinguishes itself from other constructions in terms of durability and maintenance as follows:
The walls and roof which will later form the exterior of the building are made from weatherproof Corten trapezoidal steel sheets. The façade of EBA51 is thus virtually indestructible, with long-term corrosion resistance and not requiring any regular protective coatings – saving money on maintenance, and also resources.

The sustainability aspect of recycled materials, and thus the notion of resource-friendly construction, is reflected in the project through the partial inclusion of used, scrap container modules.

The interior’s thermal and sonic insulation from the outer shall of the container module not only reduces the energy spent on heating, it also provides more effective soundproofing. State-of-the-art glass modules, featuring ventilation elements, for windows and entrances will ensure a consistently healthy atmospheric environment, which also effectively prevents mould.
Heat and electricity for the complex’s over 373 residential units will be supplied by an on-site co-generation plant.
